  3. Please tell me when were Kings Avenue homes near Harwoods Road in West Watford built?

    This website says:

    (1) 1901 land acquired stretching from Harwoods Road to Hagden Lane,
    (2) 1908 Chater School est. (though Watford Observer has 1903 est. by Mr E. m. Chater),
    (3) 1912 St Michaels Church est., &
    (4) a 1918 recall from person staying on Kings Avenue age 5 & studying in Chater School, if they were in Kings Avenue from birth it makes Kings Avenue est. 1913, yet if land was acquired in 1901 then built year must have been earlier than 1913 especially because there was housing boom in the area from 1900s & plots were selling fast.
